Question 6

What is a Freehold Property in Singapore?

Accepted Answer

A freehold property in Singapore offers ownership without a fixed lease expiry date, unlike leasehold properties, which are held for a specified tenure, commonly 99 years.

Freehold properties are often sought after by homebuyers and investors for their long-term ownership benefits and potential for wealth preservation across generations. As freehold residential land is relatively limited in Singapore, these properties may appeal to buyers seeking long-term ownership and greater flexibility in their property planning.

However, the value of a freehold property is still influenced by factors such as location, property condition, market demand and future redevelopment potential.

Question 7

How much cash is required to buy a new launch condo in Singapore?

Accepted Answer

When purchasing a new launch condo in Singapore, buyers taking a bank loan of up to 75% of the property price generally need to prepare a minimum cash downpayment of 5%, payable as the booking fee. The remaining 20% downpayment may be paid using CPF Ordinary Account savings, subject to eligibility and available funds.

Additional costs include Buyer's Stamp Duty (BSD), Additional Buyer's Stamp Duty (ABSD), where applicable, and legal fees. Eligible buyers may use their CPF savings for these expenses, although stamp duties may need to be paid in cash first and reimbursed through CPF later, subject to CPF rules.

Your actual cash requirements will depend on your approved housing loan, available CPF savings, property purchase price and applicable stamp duties.

Contact Sg Property Pools for a personalised breakdown of your cash and CPF requirements to help you plan your next property purchase with confidence.

Question 8

What is the Loan-to-Value (LTV) ratio for a new launch property in Singapore?

Accepted Answer

The Loan-to-Value (LTV) ratio determines the maximum percentage of a property's value that a bank can finance. For eligible buyers purchasing their first property with a bank loan, the maximum LTV is generally 75%, requiring a minimum downpayment of 25%. This comprises at least 5% in cash, with the remaining 20% payable using CPF Ordinary Account savings, cash or a combination of both, subject to CPF eligibility.

Your actual LTV may be lower depending on factors such as your age, loan tenure, existing housing loans, income and financial commitments. Banks also assess your Total Debt Servicing Ratio (TDSR) and credit profile when determining your eligible loan amount.

Understanding your LTV eligibility helps you plan your finances, determine your available property budget and make informed decisions when purchasing a new launch condo in Singapore.

Contact Sg Property Pools to learn more about your potential LTV eligibility and how it may affect your home financing options.

Question 9

What is the difference between Private Condominiums and Executive Condominiums in Singapore?

Accepted Answer

Private Condominiums and Executive Condominiums (ECs) are both residential property types in Singapore, but they differ in eligibility requirements, ownership restrictions and resale conditions.

ECs are developed and sold by private developers under a government housing scheme. Buyers of new ECs must meet specific citizenship, household income and property ownership criteria. ECs are also subject to a Minimum Occupation Period (MOP) and resale restrictions before becoming fully privatised.

In contrast, private condominiums are not subject to the same EC eligibility requirements or MOP restrictions. They are available to Singapore Citizens, Permanent Residents and eligible foreign buyers, subject to prevailing property regulations and applicable stamp duties.

Explore the differences between private condominiums and ECs with Sg Property Pools to find a property that suits your lifestyle, budget and long-term goals.

The Core Central Region (CCR) is Singapore's prime residential market segment, comprising Postal Districts 9, 10 and 11, the Downtown Core and Sentosa. These areas are known for their prestigious residential addresses, luxury condominiums and proximity to major business districts, shopping destinations and lifestyle amenities.

Properties in the CCR appeal to homebuyers and investors seeking premium residences in central Singapore. With a selection of freehold and leasehold developments, the region offers diverse property options for those prioritising location, connectivity and long-term ownership or investment potential.

Question 11

It includes neighbourhoods such as Queenstown, Bukit Merah, Kallang, Marine Parade and parts of Novena and Toa Payoh. These established residential areas offer convenient access to the city centre, lifestyle amenities and public transport networks.

Properties in the RCR appeal to homebuyers and investors seeking a balance between urban convenience, accessibility and property investment potential. With a selection of new launch condos, resale properties and mixed-use developments, the region offers diverse housing options across established and emerging residential neighbourhoods.

These neighbourhoods offer a wide range of residential properties, established community amenities, schools and convenient access to public transport.
